Why Senior Living?

As demand continues to outpace new development, NIC MAP projects the U.S. will need nearly 800,000 additional senior housing units by 2030, including roughly 549,000 over the next two years.

  • Under our owner-operator model, we have direct oversight to facilities’ operations from day one, with boots on the ground for the first 90 days to ensure success. Through a single mission and economic interest, Aviva team members take ownership of each project and share in NOI gains. 

  • We never speculate on rate increases. All investments are evaluated by our ability to minimize expenses, stabilize occupancy, and optimize operator efficiency, with a conservative 3-5% rent increase factored in.

  • AI is central to our growth strategy, with a 32-point AI-powered checklist evaluating every deal and all data stored in a 4-year proprietary deal database for future reference, even when we pass.
